How we recover your surplus funds

Suncoast Surplus Pro helps former property owners recover surplus funds from tax deed sales. These funds occur when a property sells at auction for more than the taxes, fees, and costs owed. We locate the funds, prepare and file your claim, and handle all communication with the county clerk — so you receive your cash without the hassle.

The recovery process

1. Surplus Creation:  After a tax deed sale, any amount above the owed taxes and costs is held by the county clerk.

2. Notice Issued:  The clerk sends a Notice of Surplus Funds to known parties (typically within months of the sale).

3. Claim Submission: We prepare your affidavit and supporting documents, then file with the clerk (often as your authorized representative via assignment).

4. Approval & Payment: Clerk verifies, pays the government liens first (if any), then release the rest. We cash it, you get your 60% no waiting.

1. Photo ID – driver's license, state ID, or passport.


2. Proof your name was on the property – old tax bill, deed, closing docs, mortgage statement, coupon.


3. Signed & notarized 3-page agreement – get it done at any bank, UPS, or online notary.


4. W-9 – one-page IRS form so we can cut your check.
